Do you know you are not permitted to inspect your rental property in the first 4 weeks of the tenancy? S48 of the Residential Tenancies Act outlines a number of rules when it comes to inspections.

Inspections are only permitted once every 4 weeks and 48 hours’ notice must be given. The inspection can only take place between 8am and 7pm but this can be on any day of the week.

S48(7) states that “premises” do not include land or facilities. However we would always recommend giving the tenants at least 48 hours notice of any inspection even if its just around the garden.
