If you are intending to sell your rental property, you may give 90 days’ notice to end the tenancy. This only applies to periodic tenancies.
You cannot give notice to a tenant who has a fixed term tenancy to end the tenancy in order for you to sell.
You must have made active steps to list your property, e.g. contacted an agent for a current market appraisal. The intention must be to list the property for sale within 90 days of the tenant vacating.
You can sell your rental property with a tenant on a fixed term tenancy, but the sale will be subject to the tenant remaining on until the end of their tenancy.
