If the owner , close family member of the owner or the owner’s employee wants to move into their rental house as their principal place of residence for a minimum of 90 days, then at least 63 days’ notice needs to be given. One cannot give notice to end a fixed term tenancy before the expiry date.

Companies that own houses cannot give notice in this way as they do not have family members. In the case of the house being required by an employee then this needs to have been stated in the tenancy agreement. The owner must be requiring the house within the next 90 days.
