A robust local knowledge means your property manager will be alert to opportunities and in the know about what tenants are looking for.
2. Do they have a good knowledge of the law?
With the frequency of law changes and an increase in exemplary damages that can be awarded against landlords, it is vitally important that your property manager has a sound knowledge of the RTA as well as local bylaws, Health & Safety laws to name a few. Ask if the property management company is investing in training.
3. Does the company have systems and processes?
A good property management company will have written procedures and strict processes around selecting tenants, managing rent arrears, scheduling inspections and ensuring critical dates are not missed.
4. What marketing do they offer?
Most tenants look on realestate.co.nz or Trade Me. Some people prefer paper publications. In addition to this marketing Home & Co also uses eco-friendly, reusable signs outside properties. Plus we put out a newsletter to our database of 700+ subscribers each time we list a new property for rent.
