An appraisal is a snapshot in time. Rents fluctuate during the year and also from year to year.

Each property is categorised according to features such as number of bedrooms and bathrooms, extra rooms such as a second living room or an office, number of garage or carport spaces. Properties are also grouped according to location - close to town or schools, further afield in Hawea or Luggate. An appraisal takes into account the age of the property - does it have double glazing and latest insulation standards? It looks at features that tenants find appealing such as fencing and privacy.

The rental home is compared with similar properties that have recently rented and demand at a particular time is taken into account.
