The rental market has been a little tougher to find tenants in the winter months. More rentals have been available giving tenants greater choice and bargaining power. In particular the higher priced rentals have been harder to rent.
As new sub-divisions e.g. Longview comes on stream with a number of similar homes it is key to stand out from the competition. This can be either with a keen price or making sure all landscaping and final touches are complete such as having blinds and curtains ready hung and fencing erected.
Rents for 3 and 4 bedroom homes has increased by 11% in the last year. Many professional couples and families struggle to pay high rents and find they must have a flat mate or two to make ends meet. As a result these homes sometimes sit vacant for longer than what we have experienced in the past.
Pre-Covid, we saw a slow period during winter where it was more challenging to rent out houses but due to high demand we haven’t had this over the last few years. What we are experiencing this year could be a return to that trend. As we head towards summer, we are however seeing properties renting faster.
