There is no reason why you, as the owner of a rental property cannot do your own handyman type maintenance.
However, unless you are a registered plumber / electrician or builder you may not carry out any work that requires a registered tradesperson.
You will need to give the tenant the required 24 hours’ notice to enter the premises. Work can only be carried out between 8am and 7pm on any day. That said, it is considerate not to spend extensive time on weekends or public holidays carrying out work if it is the tenant’s day off and they are trying to enjoy their home.
