Wanaka Rental Market Update March 2021

Every day we field calls about the Wanaka market. It is still strong with average time to rent a property 3 to 4 weeks. We have demand for both furnished and unfurnished properties. The most popular are 3 and 4 bedroom homes with good heating and insulation and available for at least 12 months.

We are often asked what sort of tenants are attracted to Wanaka. A snap shot of recent new tenancies shows a mix of tenants - families returning from overseas, friends shifting due to sale of their rental, couples relocating from further north, overseas workers with extended visas finding permanent homes and local families upgrading.

There are no “bad” areas in Wanaka. Now that the 3 local government primary schools are zoned, some parents have a preference for a particular area but we have not noticed one primary school being more popular than another. Northlake is enjoying a resurgence in popularity . Rents are a bit more attractive to tenants and with more homes being completed it feels less like a building site. Our outer areas - Luggate and Hawea can take a little longer when it comes to finding tenants and rents tend to be cheaper - around $50 per week for Hawea. Both have new family friendly sub-divisions and more generous sections so are still popular with tenants prepared to travel just a bit further.
