Regular repair and maintenance reviews can save landlords money. Reviews include (but are not limited to) chimney sweeping, heat pump servicing and gutter cleaning. Better to have the chimney swept and not have an expensive emergency call out for a blocked flue and a disgruntled tenant who has to spend a chilly night while the flue cools down enough for the chimney sweep to attend to it.

In 2017 our average property spent $1152 on maintenance. This ranges from the usuals like plumbing, to tree trimming and pest control. Its worth budgeting for between 2% and 4% of annual rent to cover maintenance for the year.

Better maintained properties attract a better calibre of tenant. Regular repair reviews don't mean you have to spend money unnecessarily - only spend if the maintenance is required.
